Good examples, of people willing to help, but not necessary to completing a task, are a grocery store bagger and the valet at the airport.
Everybody thinks they can negotiate for themselves, though Sellers don't always know what the best price that their home would sell for, or the legal documents that are required, or where to find their ideal buyer.
Buyers don't have access to all the homes available for sale, or the home they like is already sold, because the websites that Buyers are using, don't update the active listings with any regularity. I know about unlisted homes that are not available on the Open Market.

Karen gave me great advice regarding preparing my house for sale. Her recommendations were modest costing less than $7,000 for a $600,000 house. She has an awesome team to help her with make-ready. She recommended a contractor who did the work quickly and efficiently.
Once the fixing up was done she asked me to store some bulky furniture, and she brought in staging furniture that made the rooms look bigger. She used my paintings and nick-knacks to decorate the house beautifully. It never looked so good! During this time she also represented me in finding a new home in a nearby suburb.
